APC PRESENTATION BY DEVELOPER
1. The Qualicum Heights property was purchased three years ago. Strata Law required the signatures from all the home owners at Cambridge Manor. This would allow for the strata plan to be reconfigured to smaller condo units.
2. The development permit looks at this project as a whole (includes the 16 units in Cambridge Manor). The 62 units referred to are inclusive of the existing 16 homes in that first condo building.

3. All of the New 46 units will have a parking stall in the underground parkade. Additionally, there are 3 handicapped parking stalls, as well as 5 additional stalls underground.

4. Above ground there will be 6 visitor parking stalls.
​
5. Calculation of the Floor Space Ratio (FSR) for the New 46 units has been calculated at 0.8. The site area is 83, 635 sq ft and the gross floor area is 67,232 sq ft.

6. Vancouver Island is Climate Zone 5 (BC Climate Zones based on heating degree days), Step Code 2 is what we are building the new 46 units to. As the graph shows Step Code 2 is up to 40% better for estimated energy savings.
